Job Description

Moss & Company is currently looking for a Maintenance Lead, for some of properties in San Fernando Valley area with extensive experience new construction residential/multifamily properties, supervising a team, and taking care of the company asset(s).

The Position

As the Maintenance Lead , you are responsible in overseeing the day-to-day efforts of the maintenance team to meet all the residents/property needs.

Key Responsibilities:

  • Lead and provide direction to the maintenance team
  • Assign, monitor, and evaluate work performance for technicians
  • Oversee unit preparation, repairs, and turns
  • Manage maintenance budget, inventory, and expenses
  • Coordinate with vendors on large-scale repairs and capital projects
  • Ensure compliance with safety regulations and company policies
  • Participate in city, building, lender, and bank inspections
  • Train team members and share knowledge in maintenance procedures
  • Maintain familiarity with property layout and systems (e.g., emergency exits, shut-off valves)
  • Collaborate closely with the property management team to address resident concerns
  • Perform hands-on maintenance tasks as needed
  • Carry out additional duties as assigned by management

Qualifications:

  • 3–5 years of experience as a Maintenance Supervisor in properties with 500+ units
  • 2–3 years managing a team of 4–5 maintenance professionals
  • Strong expertise in plumbing, electrical, HVAC, carpentry, painting, etc.
  • Proficiency in Yardi, Google Suite, and related software
  • Highly organized with strong attention to detail
  • Customer-focused and team-oriented mindset
  • Ability to multitask, prioritize, and work independently
  • Familiarity with Fair Housing and OSHA regulations preferred

Physical Requirements:

  • Frequent movement around the property, including stairs
  • Regular bending, lifting, reaching, and physical labor
  • Ability to lift/carry up to 25 lbs. (occasionally), 5 lbs. (frequently)
  • Effective communication with coworkers, vendors, and residents
  • Use of hand and power tools
  • Ability to work outdoors in various weather conditions
  • Comfortable working in moderate noise environments
