Job Description
Moss & Company is currently looking for a Maintenance Lead, for some of properties in San Fernando Valley area with extensive experience new construction residential/multifamily properties, supervising a team, and taking care of the company asset(s).
The Position
As the Maintenance Lead , you are responsible in overseeing the day-to-day efforts of the maintenance team to meet all the residents/property needs.
Key Responsibilities:
- Lead and provide direction to the maintenance team
- Assign, monitor, and evaluate work performance for technicians
- Oversee unit preparation, repairs, and turns
- Manage maintenance budget, inventory, and expenses
- Coordinate with vendors on large-scale repairs and capital projects
- Ensure compliance with safety regulations and company policies
- Participate in city, building, lender, and bank inspections
- Train team members and share knowledge in maintenance procedures
- Maintain familiarity with property layout and systems (e.g., emergency exits, shut-off valves)
- Collaborate closely with the property management team to address resident concerns
- Perform hands-on maintenance tasks as needed
- Carry out additional duties as assigned by management
Qualifications:
- 3–5 years of experience as a Maintenance Supervisor in properties with 500+ units
- 2–3 years managing a team of 4–5 maintenance professionals
- Strong expertise in plumbing, electrical, HVAC, carpentry, painting, etc.
- Proficiency in Yardi, Google Suite, and related software
- Highly organized with strong attention to detail
- Customer-focused and team-oriented mindset
- Ability to multitask, prioritize, and work independently
- Familiarity with Fair Housing and OSHA regulations preferred
Physical Requirements:
- Frequent movement around the property, including stairs
- Regular bending, lifting, reaching, and physical labor
- Ability to lift/carry up to 25 lbs. (occasionally), 5 lbs. (frequently)
- Effective communication with coworkers, vendors, and residents
- Use of hand and power tools
- Ability to work outdoors in various weather conditions
- Comfortable working in moderate noise environments
